This unit is directed at engaging students with the financial aspects of property development, commercial construction and infrastructure development. This will include sources of finance, debt, equity, public private partnerships, and so on. Students will learn financial analysis techniques, such as discounted cash flow, net present value, internal rate of return, cost of capital and opportunity cost analysis in the context of developing residential, commercial and infrastructure of the built environment. Students will explore these concepts with respect to the local, national and global built environment markets.

Learning outcomes

On successful completion of this unit, students will be able to:
1. Demonstrate an understanding of the financial fundamentals and drivers of the built environment industry (domestic, commercial and infrastructure);
2. Describe the methods of financing available to operators in the built environment including government;
3. Analyse the financial implications of a built environment project in terms of its current and future feasibility; and
4. Examine the context and impact of international financial settings on funding for domestic projects.

Submission of assessment items

Special assessment requirements

Final grades in this subject will be assessed according to performance in each of the assessment items identified above. In order to pass this unit, you must obtain:

  • an overall total score of at least 50% AND
  • submit all assessment items marked as mandatory AND
  • meet any indicated threshold requirements.

For assessment items marked as mandatory, each piece of assessment must be completed and submitted, but it is not necessary that students pass each individual item of assessment.

Use of Text-Matching Software

The University of Canberra uses text-matching software to help students and staff reduce plagiarism and improve understanding of academic integrity. The software matches submitted text in student assignments against material from various sources: the internet, published books and journals, and previously submitted student texts.

Participation requirements

Attendance in lectures and workshops (and timely listening to each week's recorded lecture uploaded on the Canvas) is highly recommended. Past experience indicates that students who do not attend lectures and workshops regularly face difficulties in passing the subject as topics considered in lectures and workshops may go beyond the treatment given in your textbook and recorded lectures. In most of the workshops the relevant lecture topics will be summarized and discussed again.
 
In order to facilitate the adequate management of the unit, students' attendances and participation in lectures and in workshops may be recorded throughout the semester.
 
 

Required IT skills

Students are expected to have or to gain general computer skills and internet skills sufficient to attend virtual lectures and workshops, sufficient to attempt online proctored exam and test successfully and to undertake research and to prepare assignments. Students are also expected to have or gain the ability to use Canvas.
